Reflections is a project of 15 homesites on the Black River in Cheboygan County. Each estate-sized homesite contains a generous amount of river frontage (between 131 feet and 223 feet) and overlooks a picturesque valley on the far side of the river. Homesites 1 through 7 are generally open, while homesites 8 through 15 are heavily wooded. Homesites 1 through 6 are included in a site condominium and homesites 8 through 15 have been created through land division. All 15 have been sold, although re-sales are available from time to time.
All About Reflections
History: Prior to development, Reflections was the homestead of Joe and Florence Kurtz. They moved to Cheboygan from Toledo, Ohio in 1954. Over the years, they raised 3 children and currently have 11 grandchildren and 11 great grandchildren. Joe kept the homestead mowed and practiced his tee shots along the river frontage. In fact, you may still find some of his golf balls on the property.
Area: Reflections is just 4 miles from Black Lake. Black Lake, the seventh largest inland lake in Michigan, offers some of the best walleye, sturgeon, pike and bass fishing in the entire state. Also, in close proximity is the Black Mountain Recreation Area. This forest area allows all types of outdoor recreation, from the traditional pursuits of hunting and fishing, to camping, skiing, hiking, horseback riding and snowmobiling. The City of Cheboygan, only 8 miles away, offers a full range of shopping, an Opera House, a 5-screen movie theater and a hospital. Within a short distance is Mackinac Island, one of the top travel destinations in Michigan. The Mackinaw Bridge, the gateway to the Upper Peninsula of Michigan, is also a short distance away.
Roads: All roads in Reflections are private. The association of homeowners is responsible to maintain the roads.
Restrictions: Restrictions have been established to assure an aesthetically pleasing community while not being overbearing. A summary of the more important restrictions are listed below. Please review the full set of restrictions before making your decision to purchase.
Minimum House Size: 1,350 square feet for ranches and 1,800 square feet for one and one half and two story homes, excluding basements. All building exteriors shall be of brick, stone, wood, or high quality vinyl siding. Textured plywood may not be used.
Outbuildings: One outbuilding per homesite is allowed.
Mobile Homes: Mobile homes are not allowed.
Camping: Camping is not allowed.
Amendments: Most restrictions may be amended upon written consent of two-thirds of the homesite owners.
