The Shores Subdivision is the finest development of its kind in Leelanau County. The project consists of 48 homesites averaging about two acres each. Twenty-five of these homesites are located on a bluff overlooking Lake Michigan and five nearby islands. Spectacular views are also offered on many of the remaining lots. Approximately one-half of the lots are located in mature forests of maple, aspen, beech, oak, birch, and various varieties of evergreens. Walkways are available at two locations for access to the beach. Owners of lots at The Shores have exclusive use of Beachwalk Commons, a 4,000 feet expanse of pristine Lake Michigan beach. All lots have been sold, although re-sales are available from time to time.

RESTRICTIONS:
To assure proper development of the homesites at The Shores, a comprehensive set of Protective Restrictions was developed. These restrictions are highlighted below. It is highly recommended that all prospective purchasers read the Protective Restrictions in their entirety prior to the purchase.
Roads: All roads in the subdivision are private. An association of lots owners maintains the roads.
Building Setback: In general, all permanent foundations must be at least 100 feet from the bluff.
Allowable Trimming: Any growing tree that exceeds 18 inches in circumference cannot be removed unless it is within the construction envelop of the house, driveway or septic field. All trees may be trimmed. No native living growth within 50 feet of the bluff may be removed, however, it may be trimmed.
Design: Home design must adhere to the “natural” philosophy of architecture, requiring the use of natural materials, such as wood, stone or brick, in a manner which integrates such materials with the environment, and which contributes to the overall beauty and naturalness of the premises and is so related to the topography as to become a compatible, coherent part of the existing landscape.
Construction:
- Only single-family residences; one house per lot.
- Exterior materials: wood, wood shingles, wood siding, brick or stone.
- Cost: Equivalent of $80.00 per square foot of habitable space using 1989 value.
- Minimum Size: 1,800 square feet of habitable area, excluding basement.
- Building plans must be approved in writing by the association.
- No fences.
Common Areas: All commons areas are for the exclusive use of lot owners (and their guests) within The Shores Subdivision. These areas must remain in their natural state.
Water Wells: All wells shall have a minimum depth of 100 feet and shall be grouted the length of the well casing.
Septic Systems: Requirements vary depending on the lot. See the Protective Restrictions for detail.
